A growing wave of risk aversion is sweeping through the UK rental sector, with landlords increasingly tightening their tenant vetting criteria, according to fresh industry data.

Research conducted by estate agency CRM provider Alto surveyed 250 letting agencies and uncovered a notable shift in landlord behavior. One-third of agents reported that property owners in their portfolios now mandate guarantors for prospective tenants—a marked increase from twelve months prior. Among these, 11% characterized the uptick as substantial.

Industry observers have long anticipated this trend. The Renters' Rights Act, taking effect after 1 May, prohibits landlords and agents from requesting upfront rent payments—a mechanism that has historically served as a risk mitigation tool for tenants with limited or problematic rental histories.

Compounding these concerns, the legislation eliminates no-fault 'section 21' evictions, effectively closing off the expedited route for removing problematic tenants or those with significant rent arrears. Going forward, all eviction proceedings must navigate the already overburdened county court infrastructure.
